21 Nov The good, the bad, and the ugly of SEQ’s missing middle
Unlocking missing middle housing is critical to delivering the homes Queenslanders want to live in. The work of our Research Foundation tells us that people want a greater number of choices in housing stock – the product in between a high rise and a detached dwelling on a quarter acre block.
In partnership with Urbis we undertook an analysis of the performance and delivery of missing middle housing product using the 5 years of data released in the 2016 Census.
Research nuggets
We’ve pulled out the juicy bits for you on missing middle product less than
4 storeys:
- There’s been a significant decrease in the proportion of flats, units or apartments in a one or two storey block
- Brisbane and Gold Coast LGAs only registered a 1% increase in the proportion of dwellings less than 4 storeys high
- There are many areas with good access to infrastructure and the Brisbane CBD that have seen minimal development of missing middle product
- The Gold Coast, Sunshine Coast, and Moreton Bay LGAs are much better at delivering missing middle under 4 storeys whilst Brisbane lags behind with only one suburb in the top 10
Where missing middle is being delivered in Brisbane it’s on the fringes in greenfield areas and growth corridors.
